What’s the Deal with Off-Market Deals?

Image
You’ve heard the term many times but may be unsure exactly what’s involved with off-market property investing.   But ….how  does one find these deals?    FINDING DEALS OFF MARKET Where do you look? It could be a friend or family wanting to get rid of a property…a who you know scenario or on social media, a neighbor, or a network connection to a property manager, or Realtor or someone in the real estate biz as a vendor, etc. The biggest advantage for buyers is that you face less competition for deals. Also, you may be able to negotiate directly with the Seller, and maybe even get seller financing. Sometimes it involves a wholesaler – the middle person, they will make some money on “finding” the deal. The biggest advantage for sellers is the privacy of being Off Market. If the property goes on the MLS, there would be a multitude of showings. Many times, that isn’t what the seller wants. It provides more confidentiality for someone attempting to unload an apar...

Strive to Improve Investment Returns When $#!+ Happens

Image
While we can generally agree that government works to serve the people, it sometimes seems they’re out to get us as landlords. What does this mean? Whether it’s a national mandate to delay tenant evictions or a local decision to limit rent increases, it seems the tenants are the only ones to gain. It’s not uncommon for people to imagine evil “slum lords” when they summon an image of all landlords. Of course, this is far from true. Most are highly ethical business owners trying to nurture and grow their companies. It’s true, the past couple of pandemic-infested years have been hard on rental property owners.  Yet, ethical landlords must creatively manage their  businesses while dealing with increased government controls. Eviction Moratorium The eviction moratorium wasn’t intended to harm landlords. Congress authorized over $45 billion to help tenants pay their rent during the turbulent early months of the pandemic. However, local authorities were the ones to disburse the...

Real Estate Instant Buyers: Who Are They, What Do they Do?

Image
Many of us have bought and sold homes for personal use….but investors look at real estate differently. It’s about providing housing for others and about the numbers and making a profit on the transaction or the hold. What is an instant buyer or cash buyer? It could be an individual buying to fix a property and resell it. Or many real estate buyers today are companies buying properties—usually houses–to make money. And they have become very profitable using sophisticated systems that make it relatively easy for people to sell in a short time, and lucrative for the companies making acquisitions. “Instant Buyers” have been around for a few years. But if you think you’re seeing an increase in the number and types of “I-Buyers,” you’re absolutely right. You’ve seen the names: We Buy Ugly Houses, Homestead Road, Opendoor, Redfin Now and more. Zillow was even in the game until they recently chose to stop buying and renovating houses. How does it work to sell to an I-Buyer company? ...

Investing in Short-Term Rentals: VRBO, HomeAway, and Airbnb

Image
House with “For Rent” sign Why have short-term rentals become so popular with real estate investors? What’s the appeal and what should I watch out for? Many of us have become customers of short-term rental properties. Thanks to the increased popularity of Vrbo and Airbnb, discriminating travelers often prefer this route over hotel accommodations, especially since the pandemic. But why would I want to OWN one of these properties? Benefits for the short-term rental investor are several: • The vacation rental industry is projected to reach $13 million in rental revenue in 2021, and to continue to grow over the next few years. • The main advantage of owning short-term rentals is the option to charge more per night/week/month than the typical unfurnished long-term rentals. • Vacation rentals allow for flexibility as to when to rent them out, as well as having the option to increase rental rates depending on season and location. • Owners collect income while their property apprecia...
